About the HOA
Living in an HOA community ensures that properties are well taken care of, residences will maintain uniformity and look aesthetically appealing, and the community will remain a pleasant and safe place in which to reside. Neighborhoods that are governed by an HOA tend to be better maintained and safer, thus they have higher property values.

"Restrictive Covenants" may sound intimidating but they are put in place to maintain the attractiveness and value of a neighborhood. They are managed by a Homeowner's Association or HOA.

When you purchase a home in North Carolina realtors are required by law to tell you that restrictive covenants exist, but they are not required to tell you the specifics. There are several ways you can get a copy of your restrictive covenants before and after you buy.

1) Ask your realtor. A knowledgeable realtor may be able to find the information for you.
2) Ask people in the neighborhood where they got theirs.
3) Visit the Lee County Register of Deeds in-person or Online at: https://www.leencrod.org/Opening.asp
4) Ask the Nottingham HOA.

From 2005 to 2015 the developer of the Nottingham subdivision paid for the cost of property taxes and upkeep on Nottingham's common areas without forwarding this charge to homeowners. In 2015, as one part of the development neared its completion, the developer deeded over the common areas to Nottingham's HOA. From then on all fees, taxes, and nuisance complaints were the responsibility of the HOA.

2016 was the first time homeowners were required to pay association dues for the annual taxes and maintenance of the common areas. While the restrictive covenants allowed for fees of $120 per year for this maintenance, only $50 was requested in 2016, 2017 and 2018. The cost of HOA dues are $75 in 2023.

Now we, the homeowners within the Nottingham subdivision, are responsible for taking care of ourselves. It is every Nottingham homeowner's responsibility, right, and privilege to pay their dues, attend meetings, make suggestions, engage with board members... maybe even run for an office themselves.
